At its meeting on 28 March 2022, Council authorised preliminary investigations and community engagement to explore the potential disposal of 261 Main Road as part of Council’s Statement of Commitment on Housing.

Investigations into the Potential Disposal of All or Part of 261 Main Road, Austins Ferry
The property is approximately 7.14 hectares and currently includes land zoned Light Industrial, Open Space, General Residential and Rural Living. Council has identified the property as having the potential to support future housing development and other compatible uses, subject to the necessary planning and approval processes, including rezoning and subdivision.
Since Council’s 2022 decision, a range of investigations have been undertaken to better understand the site’s opportunities and constraints, including site contamination assessments and remediation associated with previous land uses, traffic investigations, environmental and natural values assessments and heritage investigations.
It is important to note that the proposed disposal, any future rezoning and subdivision, and any future development of the property are separate processes, each subject to their own assessment and approval requirements. A decision to proceed with the disposal would not constitute approval for rezoning, subdivision or future development.
Community consultation closes at 5pm Monday, 2 November 2026.
Feedback received will assist in the development of reports and recommendations to Council on whether to proceed to the next stage of disposal for each property.
If Council decides to proceed with a property, the next stage would be the formal land disposal process under section 178 of the Local Government Act 1993, which includes statutory public notification and an opportunity for formal objections to be lodged in writing.
