You can <a href=\"https:\/\/tpso.planning.tas.gov.au\/tpso\/external\/tasmanian-planning-scheme\">access the scheme here<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What&#8217;s new compared to the old scheme?<\/h3>\n\n\n\n<p><strong>State rules now apply consistently.<\/strong> Things like zones, definitions, exemptions and codes are now standardised across all of Tasmania, rather than varying council by council. Glenorchy-specific rules (heritage statements, area plans, site-specific controls) still apply on top of these.<\/p>\n\n\n\n<p><strong>Most zones stayed the same<\/strong>, but there are some notable changes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Some single lots previously in a <strong>Local Business Zone<\/strong> (e.g. service stations, hotels) have moved into the surrounding residential zone, but with a site-specific control allowing their existing use to continue.<\/li>\n\n\n\n<li>All <strong>Environmental Living Zone<\/strong> land is now <strong>Landscape Conservation Zone<\/strong>.<\/li>\n\n\n\n<li>Private land beyond the Urban Growth Boundary formerly in an <strong>Environmental Management Zone<\/strong> is now <strong>Landscape Conservation Zone<\/strong> (the new SPP version doesn&#8217;t allow private dwellings).<\/li>\n\n\n\n<li>The <strong>Rosetta and Casuarina Crescent<\/strong> landslip areas have moved from Environmental Management Zone to <strong>Open Space Zone<\/strong>.<\/li>\n\n\n\n<li>Land previously in a <strong>Particular Purpose Zone 1 \u2013 Urban Growth Zone<\/strong> is now a <strong>Future Urban Zone<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p><strong>New overlays have been added<\/strong> for bushfire-prone areas, flood-prone areas, heritage sites, future coastal refugia, and priority vegetation.<\/p>\n\n\n\n<p><strong>Stormwater is now handled separately.<\/strong> The new scheme doesn&#8217;t include a Stormwater Code, so stormwater management is assessed through a parallel process alongside your planning application.<\/p>\n\n\n\n<p>Not everything is shown on the maps \u2014 things like potentially contaminated land, attenuation areas, and car parking requirements appear elsewhere in the scheme.
