What’s being valued?<\/h3>\n\n\n\n

Each notice includes three valuations:<\/p>\n\n\n\n

Valuation<\/th>What it means<\/th><\/tr><\/thead>
Land Value<\/strong><\/td>The value of the land itself, including underground improvements like drainage and excavation, but excluding visible improvements such as buildings and structures<\/td><\/tr>
Capital Value<\/strong><\/td>The total value of the property including land, but excluding plant and machinery<\/td><\/tr>
Assessed Annual Value (AAV)<\/strong><\/td>The estimated gross annual rental value of the property, excluding GST, rates, land tax, and fixed water and sewerage charges (minimum 4% of capital value)<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n
