The Valuer-General periodically conducts fresh valuations for the Glenorchy municipality.

When a revaluation occurs, Notices of Valuation are issued to property owners, and the new valuations take effect for rating and taxing purposes from the following 1 July.

What’s being valued?

Each notice includes three valuations:

ValuationWhat it means
Land ValueThe value of the land itself, including underground improvements like drainage and excavation, but excluding visible improvements such as buildings and structures
Capital ValueThe total value of the property including land, but excluding plant and machinery
Assessed Annual Value (AAV)The estimated gross annual rental value of the property, excluding GST, rates, land tax, and fixed water and sewerage charges (minimum 4% of capital value)

Please note: A Valuation Notice is NOT a Council Rates Notice.

Disagree with your valuation?

You can lodge a formal objection with the Valuer-General within 60 days of receiving your notice.
