If water is seeping onto your property from a neighbouring property or public land, here is what you can do.

Understanding the problem

Water seepage can have several causes:

  • Natural groundwater movement
  • Stormwater runoff from neighbouring land
  • A damaged stormwater drain or pipe

The cause determines who is responsible for fixing it.

Private land issues

If water is seeping from a neighbouring private property, this is generally a civil matter between the two property owners. We recommend starting with a conversation with your neighbour.

If you cannot resolve it, you may need to seek legal advice about your options.

Council infrastructure

If you believe the water seepage is caused by a fault in Council’s stormwater infrastructure (such as a cracked pipe or blocked drain), contact us and we will investigate.

Getting help

Our staff can provide general advice about water seepage, but for complex drainage issues you may need to engage a licensed plumber or civil engineer.
